Right next door, with a lot of country

Independence starts where Delano ends, at County Line Road, and Highway 12 runs straight between the two, so we’re just across the line from our home base. It’s also one of the most rural towns we serve: about 34.6 square miles of farmland, woods and lakes, home to 3,755 people at the 2020 census. Lake Independence and Baker Park Reserve sit on the city’s east side, Lake Sarah to the north, Lake Rebecca Park Reserve protects a stretch of Big Woods landscape, and the Luce Line Trail cuts right through town.

Homes here are spread out. Large parts of the city are guided for long-term agriculture, rural lots start at two and a half buildable acres, and there are horse properties and hobby farms alongside lake homes on Lake Independence and Lake Sarah. The city steers new neighborhoods toward Maple Plain, where the utilities are.

Well water and sprinkler spots

Independence homes run on private wells rather than city water, and the Minnesota Department of Health notes that iron in well water causes yellow, red and brown stains. When a sprinkler reaches the glass, that iron, or hardness, dries into orange-brown or white spots.
